Austin Lau is the founder and owner of Manage Park City. He has lived in Park City since 2018 and is a short-term rental owner himself. Austin personally manages every property in the Manage Park City portfolio. Owners are never handed off to a rotating team of junior staff or dealt with by a remote call center. When you work with Manage Park City, you work with Austin directly.

Do I need a property manager, or can I manage my rental myself?

What happens when maintenance and repairs are required?
We coordinate routine maintenance and handle repair needs as they arise, working with trusted local vendors. For larger projects, we communicate with the owner and coordinate accordingly. Owners are responsible for the cost of repairs and maintenance, but we handle the coordination and logistics.
Does Manage Park City handle snow removal, hot tub maintenance?
Snow removal, hot tub care, and other seasonal property maintenance services are available through our network of trusted local vendors. These services are coordinated by Austin and billed transparently to the owner.
Can Manage Park City help me get my property set up from scratch?
Yes. If you have a property that isn’t yet listed or isn’t performing well, we can help with everything from furnishing guidance and professional photography to listing creation and initial pricing strategy. We’ll get your property set up correctly from day one.
Do you help with Park City STR licensing?
We are happy to assist owners with researching and, where applicable, filing applications for the necessary permits and licenses to legally operate a short-term rental in Park City or Summit County. Full-service managers who handle everything end-to-end generally charge more than limited-service managers who only handle booking and communication. It’s important to understand exactly what is and isn’t included in a management fee before signing a contract.
How does Manage Park City charge for its services?
Manage Park City charges a percentage of actual booking revenue — meaning our fee is tied directly to your earnings. We only do well when you do well. Are there setup fees or hidden costs?
No. Manage Park City does not charge setup fees or hidden costs. Our fee structure is straightforward and transparent. Owners are responsible for operational costs such as supplies, repairs, maintenance, licenses, and HOA fees — but these are always communicated clearly in advance. In many cases Austin will pay these costs on your behalf and invoice for reimbursement.
What costs are owners responsible for?
Property owners are responsible for costs related to supplies (toiletries, linens, paper goods), repairs and maintenance, property licenses and permits, HOA dues and assessments, utilities, and any capital improvements. Manage Park City handles the coordination of these items but does not absorb these costs on behalf of the owner.
Does Manage Park City require a long-term contract?

Park City & Utah Short-Term Rental Regulations
Do I need a license to rent my Park City home on Airbnb or Vrbo?
Yes. Operating a short-term rental in Park City, Utah requires obtaining both a Park City business license and a short-term rental license from the city. Properties located in unincorporated Summit County outside of Park City municipal limits have separate licensing requirements administered by Summit County.
