How Our Fees Work

Manage Park City charges a percentage of actual booking revenue meaning our management fee is calculated only on income your property actually earns. Our fee ranges from 18% to 25% depending on factors such as the size of your property and the estimated work involved. There are no flat monthly retainers, no setup fees, no hidden charges, and no up charges on vendor invoices.

If your property has a slow month, you’re not paying a fixed fee regardless. If it has a great month, we earn more because you earned more. Our interests are fully aligned with yours.

What’s Included

Every owner receives the full suite of Manage Park City services — there are no tiered packages or add-on charges for standard services:

  • Listing creation and optimization on Airbnb, Vrbo, and Booking.com
  • Dynamic pricing setup and ongoing rate management

  • Guest communication before, during, and after every stay
  • On-site guest support for any issues that arise
  • Cleaning coordination and quality oversight

What Owners Are Responsible For

Manage Park City’s fee covers management and operations, not the underlying costs of running the property itself. Owners are responsible for:

  • Supplies: toiletries, paper goods, linens, and other consumables
  • Repairs & maintenance: work to keep property in good condition
  • Licenses & permits: Park City / Summit County STR licensing fees
  • HOA dues: any homeowner association fees or assessments
  • Utilities: electricity, water, internet, and other utility costs
  • Capital improvements: furniture, appliances, property upgrades

In many cases Austin will pay these costs on your behalf and invoice for reimbursement, so you’re not chasing down vendors or managing invoices.

Co-Host vs. Traditional Property Management

Understanding the difference between these two models helps explain why Manage Park City’s fee structure works the way it does. While Manage Park City is happy to act as a traditional property management company, we prefer the Co-host model.

With the co-host model, you’re not just hiring someone to manage your property, you’re building an asset. Your reviews, your Superhost status, your guest relationships, and your listing history all belong to you, regardless of how long you work with us.

Typical Management Fee Ranges in the Industry

To give you context for evaluating any property manager (including us!) here’s how the industry generally breaks down:

  • 10–15% — Limited service. Typically covers booking management and guest communication only. Owner handles cleaning, maintenance, and everything on the ground.
  • 20–25% — Mid-range full service. Covers most operational needs but may not include on-site support, licensing help, or hands-on local management.
  • 25–35% — Full service at scale. Common among large national property management companies managing hundreds of homes. Higher fees often reflect overhead, not better service.

Manage Park City sits in the full-service range, but because we keep our portfolio small and operate lean, we’re able to deliver a more personal, attentive service than larger companies charging similar or higher rates. Our percentage ranges from 18% to 25% depending on various factors including the size of your property and estimated work required.
